Electrical Safety Inspection in Joondalup
Buying a place in Kingsley with a board that looks 30 years old? Renting out a Heathridge unit and the property manager wants compliance paperwork? Or you've just had a fault that worried you and want the whole house checked properly? That's an electrical safety inspection.
What I do
- Visual inspection of the switchboard, mains, sub-mains, RCDs and circuit protection
- Insulation resistance test on every circuit
- Earth continuity and earth fault loop testing
- RCD push-button + injection testing per AS/NZS 3760 / 3017
- Smoke alarm count, age check, hardwired-interconnect verification
- GPO and fitting condition check (including outdoor and wet-area)
- Written report with photos, faults flagged red/amber/green
- Re-quote on any remediation work, separate from the inspection fee
Common jobs in Joondalup
Pre-purchase inspection on a 90s brick-and-tile in Greenwood, Edgewater or Kingsley before settlement — board age, RCDs missing, original ring circuit condition. Pre-rental compliance for property managers across Heathridge, Clarkson and Craigie — two RCDs minimum, hardwired smokies, paperwork to the agent. Post-renovation handover sign-off on a Burns Beach or Iluka new-build extension. Insurance-requested inspection after a near-miss (tripping that wouldn't reset, burning smell behind a fitting).
What to SMS or photograph
- A clear photo of your switchboard, cover off if you're comfortable opening it (otherwise leave it on)
- Front of house with street number (so I can identify the era and probable wiring spec)
- Any specific concerns — "this circuit keeps tripping", "burning smell here last week"
SMS Tony at 0415 966 469 with the address and what's prompting the inspection. I'll come back with a fixed inspection fee and the next available slot.
FAQs
How long does a safety inspection take?
Most domestic homes are 1.5–3 hours depending on size. Older homes with ceramic-fuse boards and extra circuits added over the years take longer.
Do I need to be home?
Ideally yes, so I can walk you through what I find. If you can't be there, I'll send the written report and we can discuss it on the phone.
What if you find faults?
I separate the inspection fee from any remediation work. You get the written report regardless. You can use any electrician to do the fixes — you don't have to use me.
